Final Inspection Requirements

Essentially the building should be complete in the following areas before the Building Safety Division can conduct a Final Inspection.

COMMERCIAL

Smoke Detectors

Sprinklers Operative

Water - Hot & Cold

Fire Alarms Operative

Plumbing Fixtures Installed

Plumbing Fixtures Installed

Electrical Outlets Installed

Exit Signs

Light Fixtures Installed or Blanked-Off

Emergency Lights Operative (if required)

Heating/Cooling System Operational

Exit Door Hardware Installed

Address on Building*

Accessibility Items Installed such as:

  • Parking Spaces with Signs

  • Ramps

  • Restrooms, etc.

Roofing/Siding Complete

Exterior Finishes

Address on Building visible from street

Driveway Installed

Water - Hot & Cold

Grading

Fire Rated Doors Installed (if required)

Stucco/EIFS Reports Submitted

Fire Extinguishers Installed

Required Special Reports*

  • Engineers letters, etc.

  • Backflow Prevention Reports

  • Landscape & Grading Certificates

  • Setback and Elevation Form

Landscaping & Grading

 

Parking lots installed and striped with lights and directional signs

*those items in residential and commercial.

Heating/Cooling Systems Operational

 

 

Some Items such as Landscaping, Parking Lots, and Parking Lot Striping, Back-ordered Fixtures, etc. may be omitted but only with special permission from the appropriate authority such as the Building Official, Fire Chief, City Engineer, Current Planning Manager, Community Services Director, etc.

 

The Owner/Contractor is responsible for contacting the appropriate departments for final inspection through the Building Division inspection line.  These must be signed off by all appropriate divisions/departments before a Certificate of Occupancy can be issued. 

 

Inspection requests should only be made when the job is ready for inspection and are accepted each business day.  Inspectors cannot take inspection requests in the field. 

 

All inspections must be scheduled the business day preceding the scheduled inspection request.  Please speak slowly and clearly.  We apologize, but we cannot accept specific times for inspections, except for concrete placement, temporary and permanent electrical meter sets UFER ground in foundation.  Note:  It is highly recommended that the requests be called in on a "land line" since cellular phone connections are not reliable and the request may not be recorded.  If you are unsure of any of these requirements, please give the Building Division a call directly at (970) 962-2505.

 

To assist you in requesting inspections, we have created a list of inspection types and their corresponding numeric computer codes.  This list is provided with new permits and is available upon request.  When you call the Inspection Request Line, (970) 962-2100 all you will need to submit, in the following order, is the (1) Inspection Type(s) by number from the list and (2) Permit Number.  Please check that the correct permit number has been provided.

 

NOTE!  The building cannot be used, occupied or furnished in whole or in part prior to receiving a Certificate of Occupancy.

 

No furniture, people or stock can be placed in the building until a Certificate of Occupancy is issued, unless prior arrangements have been made with the Building Division.
